Yes, and most of our hospitality refurbishment works that way. We phase floor by floor or wing by wing, hoard the works, control noise and dust, run deliveries and site access away from guest routes, and work to the hours your operations team sets. Occupied refurbishment is slower to build and harder to plan — which is exactly why it needs planning rather than optimism.

Yes, and it's one of the main reasons hospitality clients come to us. We supply and install lobby, lounge, guest room, restaurant and outdoor furniture from brands we represent directly, upholster in-house in contract-grade fabrics, and make bespoke pieces — headboards, reception desks, wardrobes, bars — in our own joinery facility when the design calls for something that doesn't exist yet.

Yes. Plenty of operators start with a single element — the lobby, the carpets, the guest room joinery, a re-upholstery programme — and come back for the rest. You're not obliged to take the whole scope. The same team, joinery facility and site standards apply whether it's one order or an entire property.

That's the question we specify against. Contract-grade fabrics, commercial carpet and vinyl, sealed and edge-banded joinery, finishes that survive housekeeping chemicals rather than just looking right in the render. If a specification won't hold up to the traffic your property actually sees, we'll tell you before it goes in — not when it starts failing in year two.

Yes. Where a property is operating under a brand's standards, those documents set the specification — finishes, furniture, dimensions, materials — and we build to them, coordinating submittals and mock-ups for approval as required.

A lobby or F&B outlet can be delivered in a matter of weeks. A guest room floor is typically phased in blocks. A complete property runs to months, driven mostly by FF&E lead times and MEP scope rather than the build itself. We order long-lead furniture and joinery in parallel with the site works, and you'll have a dated programme before we start.
